Information on the California & Palo Alto Area Bar Associations


As the vice president of investments for Marcus & Millichap in Palo Alto, California, Ed Vergara is responsible for managing and negotiating commercial real estate deals for the company. As a professional attorney, Ed Vergara is also a member of a number of professional organizations, including the California Bar Association.

The California Bar Association was formed to help protect the public and provide a set of regulations and ethical standards for attorneys practicing in the State of California. The Association is governed by the California Supreme Court and overseen by a board of trustees. Although the Association requires that attorneys looking to practice in the state be licensed by them, there are also a number of voluntary bar associations, such as the Palo Alto Area Bar Association.

Created to represent the local community, the Palo Alto Area Bar Association includes a lawyer referral service to help individuals, families, and businesses find legal representation. The Association also hosts a community law night at a local library where local attorneys can meet with the public they serve.

The State Bar of California to Host 2017 Sections Convention


Ed Vergara has served as the vice president of investments at Marcus & Millichap in Palo Alto, California, since 2009. A graduate of the Santa Clara University School of Law, Ed Vergara maintains membership in The State Bar of California. 

Online registration is currently open for The State Bar of California’s Sections Convention, which will take place August 18-19, 2017, at the Sheraton San Diego Hotel & Spa. The two-day event will feature 36 education programs and more than 100 speakers, including Dean Erwin Chemerinsky, the founding dean at the University of California, Irvine School of Law. The various educational presentations will allow attendees to earn continuing legal education credits while learning about recent developments in state and federal law. 

The convention will also feature breakfast and luncheon events, awards presentations, and other networking activities. Those planning to attend have the option of registering for one or both days. Additional information, including pricing and lodging information, can be found at www.calbar.ca.gov.

State Bar of California Encourages Pro Bono Attorneys


Since 2009, Ed Vergara has served as vice president of investments at Marcus & Millichap based in Palo Alto, California. A graduate of the University of Santa Clara Law School, Ed Vergara is also a member of the State Bar of California

Due to a recent surge in pro bono legal work in response to immigration actions in the United States, the State Bar of California recently released a statement encouraging attorneys to keep up the effort. In their statement, President James Fox and Executive Director Elizabeth Parker underlined the importance of legal access as a fundamental right and core value of the State Bar. They also encouraged others who may not be able to provide legal services to help in other ways, such as donating to the organization’s Justice Gap Fund.

Additionally, the State Bar reminded attorneys that they must be active with the organization in order to provide pro bono legal services in California. Inactive members are eligible to have all fees waived if they take part in the Pro Bono Practice Program.

As Unemployment Rates Decrease, Inflation Potential Rises

A recent article examines inflation pressure fears, given the fact that key unemployment rates have decreased in recent months and hiring has kept to a sustained upward trajectory. In October alone, 161,000 positions were added and wages rose significantly, signaling that economic growth trends appear steady. A benchmark interest rate increase by the Federal Reserve is being discussed by financial analysts. 

These trends may impact prices in early 2017 and beyond, as inflation becomes an issue again and rising prices eat into workers’ paychecks. In the real estate sphere, the growth cycle means that more newly formed households are looking to buy and are only held back by a limited supply of entry-level homes. New construction starts suggest that this issue should be rectified within the coming year.

California Bar Proposes New Ethics Rule for Prosecutors

 

Ed Vergara currently serves as the vice president for investment at Marcus and Millichap, a real estate firm based in Palo Alto, California. In addition to his real estate investment work, Ed Vergara also maintains members in the State Bar of California.

The State Bar of California’s Board of Trustees has approved new ethics regulations that address the function of criminal prosecutors, more clearly defining their obligation to provide the defense with pertinent evidence. The proposed rule now goes to the California Supreme Court for approval before it can be implemented.

The new regulation would require the prosecutor to share evidence he or she would reasonably think could be beneficial to defense lawyers.

The move comes as a broad initiative by the bar to overhaul its rules of conduct for the first time in more than 30 years. The State Bar’s Commission for the Revision of the Rules of Professional Conduct has come up with 68 new and modified rules proposals that will go before the California Supreme Court by the spring of 2017.

MARCUS & MILLICHAP ARRANGES THE SALE OF A 6-UNIT APARTMENT BUILDING

OAKLAND, CA, September 21, 2016 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate investment services firm with offices throughout the United States and Canada, today announced the sale of 550 31st Street, a six-unit apartment property located in Oakland, California, according to Kent R. Williams, Regional Manager of the firm’s Oakland office. The asset sold for $1,300,000.

Ethan H. Pintard and Eduardo Vergara, both Vice President Investments with Marcus & Millichap, had the exclusive listing to market the property on behalf of the seller, a private investor.  The buyer, a partnership, was also secured and represented by Ethan H. Pintard and Eduardo Vergara.

The subject property consists of one one-bedroom/one-bath unit, three two-bedroom/one-bath units and two two-bedroom/two-bath units, totaling 4,890 rentable square feet. Constructed in 1989, the property is exempt from Oakland’s rent control ceilings. The 5,590-square foot lot also contains six off-street parking spaces. Situated off of Telegraph Avenue, 550 31st Street is conveniently located close to the intersection of Interstates 580 and 980 and less than one mile from the MacArthur and 19th Street BART Stations. Pill Hill is located across the street and Alta Bates Medical Center is also nearby.
